Construction Drawing Packages:
Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
Electrical Plan: A schematic layout of all lighting, switches and electrical outlets.

Floor Plan (s)
The concept plan package can save you valuable time and resources by providing the essentials of the design allowing for a local designer, architect, or engineer to complete the construction documents to the building practices, requirements, and site conditions in your area. Concept plans include an unlimited build license (non-transferable).
New to plan buying?
Sleek and modern, the Hemlock house plan is an eye-catching prairie home plan. Low pitched roof, horizontal lap siding, and a rich display of glass with stone accents add to this one story house plans curb appeal.
The front of the home creates a courtyard with the three car, side entry garage. The front door has a small covered space to shelter friends and family. Inside the entry is open and spacious. Short sections of walls combined with columns provide the separation between the entry, dining room, and great room. For those building on a lot that includes a view out the front, the dining room is richly windowed.
The great room continues the trend. A large sliding glass door is framed by windows adding light to the space along with the ability to open the room up to the outdoors on warm summer days. To keep the space feeling comfortable year round, the great room has a fireplace that can also be enjoyed from the kitchen. An island with an eating bar provides some visual separation. The large kitchen is well appointed and also boats a walk-in pantry.
Around the corner a hallway leads to the owners’ suite. This comfortable retreat features a walk-in closet and private bathroom with soaking tub, walk-in shower, twin sinks and private toilet.
The hallway off the kitchen continues beyond the owners’ suite providing access to a powder bathroom, plus the mudroom, utility room, and attached three car garage.
Providing the owners’ suite with additional privacy, the Hemlock’s secondary bedrooms are on the opposite side of the floor plan. They share a compartmentalized bathroom with dual vanities.
Completing the Hemlocks, comfortable and contemporary floor plan is the den that is located off the entry. A set of French doors opens to this bright space which can be furnished as a home office, hobby room, play room for families with young children, or whatever else suites the family’s needs and lifestyle.
