Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
Electrical Plan: A schematic layout of all lighting, switches and electrical outlets.
Simplicity is the name of the game in this one story home plan designed to fit on a compact city lot. However simple, here, does not mean mundane. The Akron, a traditional home plan, is filled with features that appeal to both first-time homeowners and retired couples.
Stepping in the entry lofty 10' ceilings set the stage and is filled with natural light from the transom window. That sense of spaciousness continues into the living and dining rooms and is created by the vaulted ceilings.
The vaulted living and dining room are separated by a waist‑high wall adorned with columns on either end. Between the columns spans a high shelf. Choose to fill this shelf with draping plants and it turns into a screen of greenery keeping the busyness of this dining room separate from the tranquility of the living room. A tall arch, filled with multi‑paned windows, decorates the shallow bay of the front living room wall.
Another noteworthy feature is a bathroom which may be entered from either the bedroom hallway or the family room. A third door provides additional privacy and separation of the toilet and shower.
The Akron offers additional spaces to gather and enjoy food with family and friends. In addition to the vaulted dining room, a window‑rich eating bay expands the kitchen and family room plus an eating bar is nearby for quick meals and snacks. On pleasant summer evenings, you could even dine on the deck off the family room.
Even the Akron's owners' suite filled with luxury amenities, a bonus for a home of this size. Luxury features include a sizable walk‑in closet, a soaking tub framed by a glass block wall, plus an individually enclosed toilet and shower. A compact utility room also serves as a link between the kitchen and garage.
