Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
A set of tapered columns frame the front door that is surrounded by stone. Stepping through the front door the entrance is designed as an air lock. This arrangement is ideal in areas where temperatures vary greatly helping to shield the living area from loose (or gaining) a bunch of heat whenever the front door is opened. Inside the air lock a coat closet is to the right and straight ahead a set of double doors opens to the great room.
The open concept living area is ideal for those who enjoy informal entertaining and family living. The living room is towards the front of the home and is filled with natural light from windows along two walls. Towards the back of the great room is the dining room and kitchen. The rear wall of the dining room has a sliding glass door which opens to the deck. The comfortable kitchen is filled with modern appliances and a generous amount of work space. A center island has a built-in eating bar which adds seating during larger gatherings or serves as a place to set out snacks.
Back towards the entry, a set of stairs leads down to the unfinished basement. The basement foundation offers families the ability to finish that level based on their needs and lifestyle. Whether that is additional bedrooms, hobby space or a family room.
A hallway passes by a full bathroom, complete with dual vanities, to the three bedrooms. On the way to the master suite a pocket door hides the laundry room. The master suite is a quiet retreat from the day-to-day activities of the main living area. Complete with large walk-in closet the suite also has a private bathroom with large shower, toilet and single vanity.
