A traditional duplex plan, the Dalian, was designed with investment properties in mind while still adding pleasant aesthetics to the neighborhood. With three levels filled with bedrooms and bathrooms and two units, this plan is functional while still affording each tenant privacy and a communal place to gather.
The units are identical, mirror versions of each other. The entry leads into a hall with the staircase, a storage closet, a communal laundry room, and the first of five bedrooms in each unit. Up the stairs, on the second level, there are three more bedrooms and a small built-in unit designed to fit a small refrigerator. On the third, top floor is the final bedroom as well as the communal space. Each bedroom has a private, full bath and a closet. The bedroom on the first floor has the added benefit of a walk-in closet, to make up for being the furthest from the kitchen.
The communal space includes a great room and a kitchen. The tall, vaulted ceilings bring volume to welcome in natural light. The kitchen has dual refrigerators, a large island, and a built-in wall pantry. On the other side of the great room is the exit on to a vaulted balcony, perfect for quiet outdoor enjoyment.
The Dalian also has two, single car garages tucked into the back of the house with a side entrance. The garages could be accessed by an ally or the design would also work on a corner lot. The two garages can be assigned per unit or rented out individually since neither is directly accessed from any particular unit.
