Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
Electrical Plan: A schematic layout of all lighting, switches and electrical outlets.
Smooth stucco, stone and soaring gabels combine on this two-story European home plan, the Manchester. Those who enjoy entertaining will find that the blend of informal and formal gathering spaces on the first floor provide endless possibilities for all sorts of functions with family and friends.
Stepping through the arched stone porch into the spacious entry there are three options. To the right, a vaulted living room that is bright from both the large window along the front wall and the fireplace. To the left, a formal dining room with a coffered ceiling and straight ahead a set of stairs that sweep up to the second floor or a hallway that leads to the informal great room.
Following the hallway past the stairs, you first step into the vaulted family room. The rear wall is filled with windows making this a bright and cheery space for day-to-day activities. The left side of the great room is the nook and kitchen. These spaces are separated by a three-angled eating bar with overhead cabinets. Passing under that bridge attracts you into a dramatically spacious and naturally bright family room. The nook can be completely opened to the back patio with a set of sliding glass doors on both the rear and left walls.
The kitchen is filled with ample counter space and storage. The central work island with built-in cooktop provides room for more than one cook to help prepare meals and snacks. The utility room is nearby along with access to the attached three-car garage.
A feature that many will enjoy is the main floor master suite. This spacious retreat has windows on two walls which fills the room with natural light. Additional luxuries in the master suite include a large walk-in closet and a lavish private bathroom complete with oversized shower, twin sinks, and soaking tub.
The secondary bedrooms are well separated from the master suite and are located on the second floor. A bridge across the entry separates the two rooms. The larger bedroom has a walk-in closet and shares the right side of the second floor with the full, compartmentalized bathroom with dual vanities and a combination tub/shower. On the left side of the bridge are a smaller bedroom and a bonus room. This flex space holds endless possibilities and can be finished to suit the homeowners' preferences.
