Construction Drawing Packages:
Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
Electrical Plan: A schematic layout of all lighting, switches and electrical outlets.

The concept plan package can save you valuable time and resources by providing the essentials of the design allowing for a local designer, architect, or engineer to complete the construction documents to the building practices, requirements, and site conditions in your area. Concept plans include an unlimited build license (non-transferable).

The Ainsley is a traditional house plan with features that are sure to please most! Wide hallways and its one-story design are huge advantages for those with limited mobility or are looking for a home that will continue to serve for years to come, allowing homeowners to age-in-place. In addition to the open floor plan, this corner lot home plan features a home office that has its own entrance and is removed from the normal living space of the Ainsley.
Each entrance, the main front door and the side entry for the office, are accessed by ramps. At the back of the house, sliders from the master suite and a door from the nook open onto an outdoor patio. The formal and informal living spaces are separated by stately columns, creating an open feeling that's enriched by 10-foot tall ceilings in the living room and entry.
A graceful arched window floods the office with natural light while still leaving tons of space for files, tables, bookcases, or displays. If you don't maintain a home office then this space offers lots of flexibility. Either as a possible suite for long term guests, a media room, or any other space your family.
The sunny nook expands the kitchen which comes equipped with every advantage and is open to the generous, vaulted family room with a fireplace. An open stairway leads into a 300-square-foot bonus room, that includes a gabled dormer over the garage.
Luxury features inside the master bedroom include a large walk-in closet and a skylit bathroom with double vanity, twin linen closets, and a separately enclosed toilet and shower.
The secondary bedrooms share the right side of the home with the master suite along with a wheelchair accessible bathroom. A pocket door in front bedroom provides direct access -- convenient when a disabled child, guest, or aging parent stays in this room.
