Construction Drawing Packages:
Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
Electrical Plan: A schematic layout of all lighting, switches and electrical outlets.

The concept plan package can save you valuable time and resources by providing the essentials of the design allowing for a local designer, architect, or engineer to complete the construction documents to the building practices, requirements, and site conditions in your area. Concept plans include an unlimited build license (non-transferable).
New to plan buying?
This spacious two-story home plan is decorated with Mediterranean charm. Stucco and graceful arched openings that connect elegant columns combine to make the Artesia a Southwest home plan. Designed for a corner lot, the three-car garage is accessed on the right.
The Artesia offers a combination of formal and informal gathering spaces. To the front of the home are the formal living and dining room. Both rooms are accessible off the vaulted entry allowing homeowners' to keep a good separation between these formal entertaining spaces and the casual spaces in the back of the home. The covered front porch helps to shade the living and vaulted dining room helping to keep the furniture within from losing its color.
At the back of the Artesia are the informal family and breakfast room. Both of these rooms are filled with natural light, the breakfast nook has two walls filled with windows while light from the sunroom filters into the family room. During cold, winter days the central fireplace in the family rooms continues to provide a bright and warm feeling to the central gathering area.
The vaulted ceiling in the dining room sweeps up from the front to towards the peak above the stairs before heading back down towards the rear wall of the living room. These airy, high ceiled rooms are open to the kitchen and nook.
In the kitchen, two counters extend to provide a generous workspace, along with the central work island. The large kitchen is ideal for families who enjoy cooking together. Just around the corner is the utility room along with access to the three-car garage.
The main floor owners' suite fills the left, rear corner of the home and is well separated from the other two bedrooms. Luxury features include two closets - one a good size walk-in closet, and large private bathroom with soaking tub, dual sinks, and an oversized shower.
As the staircase wraps up and left it forms a bridge and the landing at the top opens to a balcony that looks out over the family and dining rooms. The remaining two bedrooms of this three bedroom home plan are found on the second floor. A compartmentalized bathroom is shared by the two rooms which are the same size. However, the front bedroom features a vaulted ceiling giving it a slightly more grand feeling than the rear bedroom and will most likely be the favored room.
Even though the Artesia is a two-story home plan it can still be an ideal choice for those looking for a home where they can age-in-place. With all of the main gathering areas along with the master suite on the main floor, the second floor can be reserved for guests or visiting family.
