Construction Drawing Packages:
Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
Electrical Plan: A schematic layout of all lighting, switches and electrical outlets.

Floor Plan (s)
The concept plan package can save you valuable time and resources by providing the essentials of the design allowing for a local designer, architect, or engineer to complete the construction documents to the building practices, requirements, and site conditions in your area. Concept plans include an unlimited build license (non-transferable).
New to plan buying?
Berkshire is an irresistible craftsman house plan. Its elegant, charming facade is flanked with shake texture siding, lap siding, and cultured stones with veneer wainscot. Other unique features include king post struts on beams at the vaulted entry porch, framed out columns with raised trim on cultured stone veneer bases, and composition roof shingles. The home’s adorable front porch is covered, giving protection from rain, sleet, and summer heat. Berkshire’s skylights and large windows ensure natural light will filter through every room of the home. The home’s slope lot design increases the space and allows for more outdoor living areas.
From the street, the Berkshire appears to be a one-story home. However, this two-story floor plan is designed for a sloped lot along the right and rear sides. The basement level provides additional parking, or storage for boats or other recreational vehicles, plus a large storage room.
Back on the street level, the entryway gives a stunning first view of the home. Continuing through you will find the living room, dining room, and kitchen. Each of these rooms seamlessly joins together. Berkshire’s open floor plans evoke a sense of unity and fluidity. This bright, lofty area is designed for easy socialization and is ideal for hosting parties.
The dining room goes out to the wide-open deck, acting as an extension of the home’s interior. This is an added lounging area, perfect for social gatherings. The deck offers a beautiful view of the surrounding area.
The airy kitchen has many features of note, such as built-in appliances, ample counter space, a deep pantry, and a flush eating bar. The eating bar is wonderful space for casual dining or enjoying a cup of coffee while reading the morning paper.
The left side of the home is rounded out with two bedrooms and a bathroom. The bathroom has a deep soaking tub and shower combo. If three bedrooms are not needed, the front most bedroom could be furnished as a home office, den, or hobby room.
The Owners’ Suite fills the right side of the floor plan and even has private access to the covered deck. Luxurious amenities include an impressive walk-in closet and a private bathroom, with an enviable shower and dual vanities.
