Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
Electrical Plan: A schematic layout of all lighting, switches and electrical outlets.
Within this traditional-style plan, great things come in threes. It features three bedrooms, a spacious three-car garage, along with three roomy family living areas. The rooms that aren't vaulted have 10-foot ceilings. The exterior has double columns, arched windows, and a dormer that draw your look towards the handsome Jessica home plan.
You enter the house by way of a beautiful barrel-vaulted entry brightened by sidelights and a transom window. Plants can take advantage of the natural light on the shelf below the dormer.
Ahead, an arched opening frames an art niche, one of 2 in this hallway. The expansive living room to the left has a fireplace flanked by bookshelves. A dining room with a tray-ceiling is to the right.
Naturally bright with windows on three sides, the family room largest of the three gathering spaces. An arched transom crowns the rear windows while double doors in the nook open onto a large patio. Over-head plant shelves and an eating bar define the areas of the kitchen and family room.
A walk-in pantry is great extra storage and utilities are close by in a long utility/mudroom that connect with the garage. The bench ere is great to remove muddy shoes, tuck them underneath, and hang your jacket on the hooks above.
Features in the master suite include a large walk-in closet, soaking tub, dual vanities, a private toilet, and a walk-in shower. Secondary bedrooms share a two-section bathroom down a hallway lined with storage spaces.
