Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
Electrical Plan: A schematic layout of all lighting, switches and electrical outlets.
Eye-catching brick and glass exterior create a classic house plan look to the Palmyra, a traditional one-story home plan. Taking a second look, the Palmyra becomes more intriguing and you see the angles immerge that shape the eight-pointed, star layout. Only the kitchen and garage break this pattern.
At the center of the home, light spills in from the clerestory above the octagonal dining room. Back at ground level, columns denote the dining room with four of the columns connected by a wall that adds extra separation between this space and the bedrooms.
On the opposite side of the dining room, the Palmyra takes on a more open feel between the gathering spaces. The living room, family room and entry all have flat ceilings however this does not mean these spaces are any less bright than the dining room. The living room features two walls with large windows while the family room has two sets of French doors that open the room up to the large deck beyond.
The large peninsular eating, bar marks the transition from the family room to the kitchen along with the only corner of the Palmyra that doesn't continue the star pattern. This gives the kitchen extra space for meal prep plus the addition of an informal nook. Additional kitchen features include a center work island with built-in cooktop, walk-in pantry and direct access to the two car garage. The utility room is nearby and offers additional cabinet storage and counter space.
Nestled in the back of the home, the owners' suite is accessed through another set of double doors. In addition to the private bathroom with large walk-in closet and oversized shower, the owners' suite has private access to the deck.
