Construction Drawing Packages:
Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
Electrical Plan: A schematic layout of all lighting, switches and electrical outlets.

The concept plan package can save you valuable time and resources by providing the essentials of the design allowing for a local designer, architect, or engineer to complete the construction documents to the building practices, requirements, and site conditions in your area. Concept plans include an unlimited build license (non-transferable).
New to plan buying?
A generous use of stone creates a rustic yet welcoming look to the ranch house plan, the Manor Heart. The side entry garage is ideal for construction on a corner lot.
Slender posts frame the front covered porch that shelters guests from the weather and also creates a wonderful place to sip a beverage and watch the world go by. Stepping through the front door the entry hall offers a coat closet on the right and room for a bench if desired. A set of French doors, off the entry, opens to the den. The den provides flex space to this one story house plan. Its proximity to the front door makes it an ideal space for a home office.
Down the entry hall, the floor plan opens up to the vaulted great room. The open concept living room only has minor separation between the living room, dining room, and kitchen. The great room features a fireplace that is surrounded by built-ins. To help separate the dining room from the hall that traverses the home is a post. The dining room is open to the great room and offers a sliding glass door to access the covered deck and backyard. Open to the dining room, the kitchen completes the great room. It is spacious offering counter space on three sides plus a center island and walk-in pantry.
The right side of the floor plan is filled with the secondary bedrooms along with the laundry room. The two bedrooms share a compartmentalized bathroom with a combination tub and shower. The utility room is designed as a pass-through room offering access to the attached two car garage.
Additional flexibility is offered by the bonus room over the garage. This room can be completed as a hobby or game room or as a guest retreat.
The Manor Heart comes standard on an unfinished basement foundation. This gives homeowners even more ways to grow in this best-selling house plan. As their needs and lifestyle change, the can finish the basement to provide additional gathering space or bedrooms.
