CONSTRUCTION DRAWINGS (most plans)
Cover Page. Each home plan features the front elevation and informative reference sections including, general notes and design criteria*, abbreviations, and symbols for your plan.
Elevations. Scaled elevations for the front, rear, and sides are provided. All elevations are detailed and an aerial view of the roof is provided.
Foundations. Foundations are fully engineered for each design, whether slab or basement.
Main Level Floor Plan. The detailed drawings are fully dimensioned for ease of framing. Exterior wall thicknesses vary by plan. If necessary, contact Design Basics to clarify the standard exterior wall thickness for the plan(s) you are interested in.
Second Level Floor Plan. Dimensioned and drafted to the same degree of detail as the main level floor plan*.
Electrical and Sections. Illustrated on a separate page for clarity, the electrical plan shows suggested electrical layout for the main and second level floor plans. Typical wall and stair sections are provided to further explain construction of these areas.

*Plans are drafted to meet average conditions and building codes in Nebraska, Ohio, and Texas at the time they are designed (contact us for more information). Because codes and requirements can change and may vary from jurisdiction to jurisdiction, the designers cannot warrant compliance with any specific code or regulation. All plans can be adapted to your local building codes and requirements. It is the responsibility of the purchaser and/or builder of each plan to see that the structure is built in strict compliance with all governing municipal codes (city, county, state, and federal).
New to plan buying?
Sure to be at home in most subdivisions, the Sinclair Springs is a traditional home plan that is sure to have the neighbors stopping for a second glance. This one story house plan is sure to please homeowners and builders alike.
Bold stone posts frame the covered stoop and front door. Stepping inside the entry is welcoming and spacious. Immediately to the right is a door that leads to a home office. If a space to work from home is not needed, this room could be furnished as a study, den or hobby room.
Continuing down the entry hall, a cased opening leads to the secondary bedrooms that share a compartmentalized bathroom. Across the hall is the staircase that accesses the basement foundation.
The back of the floor plan opens up to the great room. Living room, dining room and kitchen are open to one another. This arrangement is ideal for those who enjoy informal entertaining and casual family living. In the corner of the dining room is sitting area with fireplace which can also be enjoyed from the kitchen. Off the back of the dining room a sliding glass door provides access to the backyard. The spacious kitchen offers ample counter space. A center island adds to the work space plus boasts an eating bar. A corner walk-in pantry adds to the storage.
Across the hall from the kitchen is the mud hall. Complete with drop zone and bench, there is also access to the laundry room and attached two car garage.
At the end of the hall is the owners’ suite. A tray ceiling adds elegance to this retreat that offers a private bathroom with dual vanities and walk-in shower plus a large walk-in closet.
