Construction Drawing Packages:
Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
Electrical Plan: A schematic layout of all lighting, switches and electrical outlets.

Floor Plan (s)
The concept plan package can save you valuable time and resources by providing the essentials of the design allowing for a local designer, architect, or engineer to complete the construction documents to the building practices, requirements, and site conditions in your area. Concept plans include an unlimited build license (non-transferable).

Alternating sizes of lap siding combined with brick accents give a modern update to this Craftsman home plan. The Meadowlark is a one story home plan that is sure to have the neighbors stopping for a second look.
Stepping inside, the foyer is spacious enough to add a bench on the right side. A coat closet is nearby along with a drop zone for charging different electronic devices. A cased opening to the left of the entry hall provides access to two of the three bedrooms in the Meadowlark. The front bedroom is vaulted and naturally bright from the large windows along the front wall. If three bedrooms are not needed this room would be ideal as a home office, den or hobby room.
Continuing down the entry hall is access to the attached 2 car garage. The hallway then opens up to the great room which fills the back of the floor plan. To the left is the kitchen, filled with modern appliances and ample counter space and an island with eating bar. The island provides additional seating and a visual barrier between the kitchen and the rest of the great room. The living room fills the back corner and features a fireplace that can also be enjoyed from the dining room. A large sliding glass door in the dining room provides access to the back covered patio and serves to extend the living space to the outdoors on nice summer days.
A short hallway off the dining room provides access to the owners’ suite. This retreat is separated from the other bedrooms and has a private bathroom complete with twin sinks, separate shower, private toilet and a generously sized walk-in closet. The hall to the owners’ suite also accesses the utility room with plenty of counter space for folding along with a sink.
