Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan: To be provided by local engineer or lumber yard.
Roof Framing Plan: Shows roof outlines, pitch, heel heights, and overhang sizes details, etc. Specific truss layouts by local engineer or lumber yard.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
Exterior details for railings, shutters, flower boxes, brackets, columns where applicable on the design.
New to plan buying?
The Pullman is an attractive, functional traditional house plan suitable for a growing family. Symmetric patterns with shuttered windows and batten&board accents add Tudor style to the front exterior.
The first floor is all living space. At the entry, just off the foyer, is a flex space. Depending on what suits the family best, the room could be a formal dining room, a home office, or library. The living room is open and casual, opening up into the kitchen. The living space is warmed by a cozy fireplace which the family can gather around. Off the back of the living is the exit out on to a deck. The kitchen is spacious, L-shaped, wrapping around a central kitchen island with an eating bar. A breakfast nook sits at the back of the kitchen, surrounded by windows and bathed in natural light. At the back of the kitchen is a discrete mudroom area with the laundry room and a half bath. As the transition space between the home and the 2-car garage, this area is optimal for keeping the home clean and organized.
The U-shaped stairs at the foyer lead to the second level, which is all bedrooms. Two standard bedrooms are separated by a full bath to share. The front bedroom is slightly larger and includes a walk-in closet. The master bedroom takes up the other side of the house. The master suite includes a dual vanity, bathtub and separate shower, and a walk-in closet.
