Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
Electrical Plan: A schematic layout of all lighting, switches and electrical outlets.
This one story home plan is designed to meet the needs of most families, ranging from single individuals to newly married couples with young children, to empty nesters looking for a home to age-in-place in. With the family room located towards the rear of the home, the Phoenix - a traditional home plan - feels spacious and open.
The C-shaped kitchen seamlessly transitions into the dining and family rooms created one large great room. The only boundary marker between the kitchen and dining is a work island with a built-in cooktop. Counters and cabinets extend along one side with a pantry offering even more storage. With the addition of a couple of stools, the island can also function as an eating bar. Perfect for quick meals or snacks
Removed from the day-to-day activity of the great room, the living room is filled with stacked windows which flood this space with natural light. During cozy winter days, the fireplace tucked into the corner is a focal point and keeps this room bright and warm. Depending on how you finish the space, the fireplace mantel offers a space to display family mementos.
The right side of the home is filled with the owners’ suite and pass-through utility room. For being a small house plan, the walk-in closet in the separate owners’ suite is larger than expected. The second bonus in the owners’ suite is the oversized, walk-in shower.
The pass-through utility asks as a passage from the home’s two-car garage to the center of the home. This location also allows the utility room to double as a mud hall to keep those dirty clothes and shoes from leaving a trail through the home. The left side of the home is filled with secondary bedrooms along with a full bath. The front-most bedroom features a vaulted ceiling along with an optional door that opens directly to the entry allowing this room to be converted to a home office if desired.
For those who prefer to build on basement foundations, the Phoenix provides that flexibility. The wall shared by the family room and living room could have a set of stairs run along it providing access to the basement level. While this reduces the size of the family room, an entirely new level filled with potential is added.
