Basement Ceiling Height: 8'-0"
Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
Slender posts frame the front door that opens to a small foyer. A coat closet nearby, and to the left, helping to corral layers which is key to living in a small home plan. Straight ahead the foyer opens to the great room decorated with exposed beams.
The living room, dining room and kitchen are all open to one another. This informal layout is nice for those that entertain so that no one is ever cut off from the conversation. Centered along the right wall is a cozy fireplace. The dining room has a sliding glass door that opens the great room to the deck beyond. For a home of this size, the kitchen is well-appointed. Filled with modern appliances, ample cabinet storage and counter space the kitchen even features an island with built-in eating bar. This adds seating options during larger gatherings of the flexibility of serving quick week day meals or snacks.
In line with the kitchen is a set of stairs that leads down to the basement. Here is where the laundry room is located along with ample space that can be finished according to the homeowner. A suggested layout provides two additional bedrooms and the space to add a bathroom in the laundry room. The rest of this space can be used as a second living room if families feel the need to spreadout.
Back on the main floor, the sleeping areas fill the left side of the home. The larger bedroom towards the front can serve as the master bedroom. While the other bedroom is smaller it is given a walk-in closet to help the room live larger. In between the bedrooms is a full bathroom with a combination tub/shower, toilet, single vanity and additional cabinet storage.
While the Barrington can be built on a narrow lot, this home is designed to help it live large and with added flexibility to grow with its family.
