CONSTRUCTION DRAWINGS (most plans)
Cover Page. Each home plan features the front elevation and informative reference sections including, general notes and design criteria*, abbreviations, and symbols for your plan.
Elevations. Scaled elevations for the front, rear, and sides are provided. All elevations are detailed and an aerial view of the roof is provided.
Foundations. Foundations are fully engineered for each design, whether slab or basement.
Main Level Floor Plan. The detailed drawings are fully dimensioned for ease of framing. Exterior wall thicknesses vary by plan. If necessary, contact Design Basics to clarify the standard exterior wall thickness for the plan(s) you are interested in.
Second Level Floor Plan. Dimensioned and drafted to the same degree of detail as the main level floor plan*.
Electrical and Sections. Illustrated on a separate page for clarity, the electrical plan shows suggested electrical layout for the main and second level floor plans. Typical wall and stair sections are provided to further explain construction of these areas.

Because codes and requirements can change and may vary from jurisdiction to jurisdiction, the designers cannot warrant compliance with any specific code or regulation. All plans can be adapted to your local building codes and requirements. It is the responsibility of the purchaser and/or builder of each plan to see that the structure is built in strict compliance with all governing municipal codes (city, county, state, and federal).
The front door is sheltered from the elements by a covered porch. Stepping inside you find yourself in a grand entrance hall with 12’ ceilings. To the right, a formal dining room is decorated with a tray ceiling. To the left, a set of French doors opens to a flex room. This space would be ideal for a home office with its proximity to the front door. If a home workspace is not needed then this room could be furnished as a guest room, study or media room.
Continuing through the entry the floor plan opens up to the great room. Naturally bright the great room has tall 13’ ceilings and a fireplace that can be enjoyed from the kitchen or nook. The luxurious kitchen is a dream for those who love to cook. Highlights include a large island with eating bar and an expansive butler’s pantry around the corner. Off the kitchen is an eating area for informal family meals. Access to the back deck is through the nook. For those who love to spend time outside, the Dandridge offers extensive outdoor living and even has an outdoor fireplace. Also off the eating area, a pocket door hides the home’s pocket office.
The owners’ suite is separated from the other bedrooms and fills the left side of the floor plan. Decorative 11’ ceilings grace this spacious retreat which boasts a large private bathroom with walk-in shower, soaking tub, private toilet and huge walk-in closet.
On the opposite side of the home is a another suite plus the large laundry room and mud room. The mud room offers room for a bench, drop zone, coat closet, lockers plus a pet room. Here four legged family members can wait for you to return home in a comfortable conditioned space. Accessed from the mud room is the attached garage. One bay is accessed from the front while the other is accessed from the side. Combined both garage spaces can house up to four cars.
This two story luxury house plan features yet another suite on the second floor. The roomy loft can be outfitted as an informal family or game room plus there is additional unfinished storage above the garage.
