Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
Electrical Plan: A schematic layout of all lighting, switches and electrical outlets.
Tall gables with arched windows and a cozy wrap-around porch add to the curb appeal of the Morgan, a two-story country house plan. It is hard not to start imagining this home in the middle of a green pasture on a sprawling country property.
The Morgan breaks with tradition when you step inside. Open-style great room living fills the back of the home while slightly more formal – yet still open – dining and living rooms fill the front. While the exterior may have you thinking of prairies and open spaces the interior will satisfy the needs of any modern urban family.
The main floor is filled with three large areas – the combined family room and kitchen, the living and dining rooms, and the master suite. Elegant columns signal the boundaries between the different living areas. Coffered ceilings add additional emphasis to the separation of the dining and living rooms.
The use of columns to separate space continues into the master suite. The sleeping area is divided from the bayed sitting room with a fireplace by a set of columns. Additional master suite amenities include a sizeable walk-in closet, his-and-hers vanities, and a spa tub placed under a glass block wall for added natural light. French doors provide private access to the extensive deck from the master bedroom.
Access to the outdoors is in two additional locations, one of which is the nook. An eating bar separates the family room from the large country kitchen that features a walk-in pantry and works island with built-in cooktop.
The large, pass-through utility room is next to the 3-car garage and offers plenty of counter space and cabinet storage. The pass-through nature of the utility room also allows it to function as a mudroom or drop zone. Next to the utility room is a powder bath which has direct access from the guest suite. If a guest room is not needed this space could be furnished as a study, home office, media room or as whatever other flex space the homeowner needs.
On the second floor, there are two additional bedrooms both with vaulted ceilings. In addition to the sleeping space, there is a full bathroom, loft, and unfinished bonus room.
