Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
Electrical Plan: A schematic layout of all lighting, switches and electrical outlets.
A country classic gets a modern makeover in the Boulderfield. Blending rustic charm with all the amenities of a contemporary home plan, this farmhouse design is perfect for a rural retreat on acreage, or on a home lot near the heart of town.
Gabled roofs top a lap and plywood sided exterior. A covered front porch with base and cap trim posts, and windows with shutters and sills lend this home a quaint, countryside charm. Paneled windows on either side of the front door bathe the foyer in natural light.
The spacious interior unfolds beneath 13-foot tall ceilings. The foyer opens up past a coat closet into the lofty great room, where far-reaching walls and a gas fireplace make this expansively open area an ideal spot for small social gatherings or formal events.
Open the four-panel sliding glass doors opposite the foyer and see why this farmhouse plan is truly fit for modern tastes. The doors open beneath a continuous roof out to a covered rear patio, nearly as large as the great room. The space includes a wood burning fireplace and retracting screens to enjoy the outdoors, no matter the weather.
Back inside, the great room opens to the left into a spacious dining room and kitchen, with amenities including two walls of wraparound counters, a double oven, gas stove and dishwasher. A large middle island includes an eating bar with plenty of additional food prep space. And a sizable walk-in pantry provides wraparound shelving for more storage. The dining room features a coffee bar with sink, and one of two side doors to reach the rear patio.
To the left of the dining room, a hallway door leads to a large two-car garage opening out to a side-facing driveway. Past the garage, a drop zone leads to double doors opening into the luxurious owners’ suite. Filling much of the left side of the home, the suite features a walk-in closet and luxury bathroom, complete with dual vanity, walk-in shower, separate clawfoot soaking tub and private toilet. This side of the house also includes a powder room and large utility room.
To the opposite side of the house, right of the great room, a hallway leads to two additional bedrooms – one of which includes a small walk-in closet – and a two-sink bathroom. This side of the Boulderfield offers an additional bonus: a pocket office that would make a perfect enclave for a home business or private workspace.
