Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
Electrical Plan: A schematic layout of all lighting, switches and electrical outlets.
There is just something nostalgic and comforting about a country-style wrap around porches and the Auburn is no exception. The welcoming tone set by the large covered porch carries through the rest of the home. This is no ordinary farmhouse plan, while the exterior is traditional the interior is brimming with contemporary amenities.
Jumping straight to the kitchen, a group of cooks working in this space is no issue. The ample counter space, cooktop built-in to an island which is just steps away from the sink, refrigerator, eating bar and generously sized walk-in pantry makes cooking a breeze. Passing through the door near the refrigerator brings you to the utility room, filled with more counter space and sink. Designed as a passageway from the garage to the kitchen the utility room can also be set up to function as a mud room or drop zone to shed those dirty layers before entering the rest of the home.
Moving beyond the kitchen, the bright nook is naturally illuminated by skylights and windows on two sides making this easily the brightest spot in the home. It is hard not to foster a positive attitude when starting the day in this cheery room. The warm, natural light spills over into a large vaulted family room which features a fireplace and bay window. Above, an open bridge on the second floor has a view of the family room.
Turning towards the front of the home, from the second-floor bridge you can view the lofty two-story entry. A set of French doors frame the entry hall. The set on the right leads to a tranquil parlor which is expanded and illuminated by bay windows. The doors on the left take you to the elegant vaulted dining room also brightened by a bay window plus a dormer above.
Just outside the owners' suite, bookshelves line an alcove. Inside the comfortable owners' suite, you will find a generous walk-in closet and a luxurious bathroom furnished with dual sinks, relaxing soaking tub, and separately enclosed shower and toilet.
On the second floor, are two additional bedrooms that share a compartmentalized bathroom outfitted with dual vanities. At the top of the stairs, there are closets adding additional storage. On the left side of the bridge is an unfinished 500 square foot bonus room. This space has the potential to be finished as a guest room with a private bathroom, a playroom, or whatever else.
