Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.

Stately brick covers the front of the Kensington house plan, a two story traditional home plan which offers families a modern and causal floor plan. Slender posts and railing outlines the raised covered porch that offers just enough room for a porch swing or a set of outdoor chairs.
Inside the foyer is designed as an airlock which helps to keep the temperature of the rest of the home more consistent when the front door is opened. Plus it provides some additional privacy to the living room. The foyer has a coat closet and space for a small bench if desired.
Through the pocket door that separates the entry from the rest of the home, the floor plan opens up to the living room. Immediately to the left a set of stairs leads you up to the second floor. The living room is spacious and open. A second set of stairs nearby leads a half flight down to the attached two car garage before it continues down to the basement level. Just beyond these stairs is the dining room and kitchen. Off the dining room, a sliding glass door opens up to the back yard. An eating bar provides some visual separation between the dining room and the well-appointed kitchen which also offers a walk-in pantry.
At the end of the hallway off the dining room, a set of French doors opens to the home office. If a space to work from home is not needed, this room could be furnished as a den, hobby room or guest room. Nearby is the laundry room and a powder bathroom.
This four bedroom house plan has all of the bedrooms on the second floor. A few steps down from the bedrooms is a large bonus or recreation room. This space could be furnished as a family room as well if an informal gathering space is desired.
The master bedroom is on the second floor and has a step-in closet plus a private bathroom with a separate shower and soaking tub. The three other bedrooms share a compartmentalized bathroom with dual vanities.
With an overall width of 42’, the Kensington is a narrow lot house plan ideal for those building on compact city lots.
