Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
Electrical Plan: A schematic layout of all lighting, switches and electrical outlets.

The vaulted entry, centered between two different wings of the home, doubles as a hallway connecting the sleeping area hexagon with the vaulted living areas. Upon first walking into the Encino, three options are provided. To the left is a hexagon filled with the owners' suite and two additional bedrooms. To the right is the main living area while straight ahead a set of double doors leads you to the wrap around deck.
Vast expanses of glass at the living room and kitchen take in the scenic view to the back, whether it be a natural setting, artfully landscaped or a pleasant blending of the two. A large deck unites the different areas of the home and provides the setting for extended outdoor living.
The kitchen is fully equipped and includes a raised eating bar providing visual separation from the dining room. A step-in pantry is nearby along with a sliding glass door allowing in lots of natural light in addition to providing access to the expansive deck; which could be set up as a grilling area extending the kitchen to the outdoors. Also nearby is a small utility room and powder room are all equally accessible to your garage and kitchen.
The main floor owners' suite includes a spacious walk-in closet, double vanity, and a raised spa bathtub. The Encino's additional bedrooms share a bathroom with a combination shower and bath.
