Construction Drawing Packages:
Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
Electrical Plan: A schematic layout of all lighting, switches and electrical outlets.

The concept plan package can save you valuable time and resources by providing the essentials of the design allowing for a local designer, architect, or engineer to complete the construction documents to the building practices, requirements, and site conditions in your area. Concept plans include an unlimited build license (non-transferable).

Own a piece of the country wherever you choose to call home. From its array of gabled roofing to the double hung windows throughout, the Rivercrest blends the charm of a country house plan with the elegance of a modern craftsman.
A trio of posts with stone veneer bases stand at the front of this two-story house plan, with an exterior of lap and shake-textured siding highlighted by accent trim. The posts form an inviting covered front porch, with a corner lot design that sets the main entry apart from the side-facing garage.
Beneath the porch, step through the front door and into the entry hallway. Double doors to the right open to reveal a versatile den with front-facing windows. This space is easily convertible into a study, library or guest room, with a closet and half bath located on the opposite side of the entry.
The entry opens straight ahead past a staircase to the vaulted great room, anchored by a fireplace that's tucked into one corner. The opposite side of the great room is open, flowing into a large adjacent dining room and kitchen. Counters wrap around three kitchen walls containing a refrigerator, dishwasher, double bowl sink, and a range and oven. A flush eating bar separates the kitchen from the dining room, making an ideal space for a quick snack. Take meals outside when the weather allows, through sliding glass doors that open from the great room out to a spacious rear patio.
Back near the entry, an opening opposite the staircase leads to the expansive owners' suite, occupying the entire left side of the home. Windows on two walls stream natural light into the bedroom. Open a door to find the luxurious bathroom with his-and-hers sinks, a walk-in shower and toilet, and a vast walk-in closet that can be designed to an owner's needs.
Return to the great room and take the staircase up to the second floor. Through an opening right off the landing, doors reveal a pair of roomy secondary bedrooms, placed on the opposite side of the home as the owners' suite to maximize their privacy. A shared full bathroom separates these bedrooms. Branching off of the landing, a hallway extends to the left, continuing through double doors and past storage closets to reach a substantial bonus room. This large area is a perfect space for a playroom, home office or other use.
Back downstairs and through the dining room, a sliding pocket door on the right wall reveals a utility room with a washer, dryer, and sink. Through the utility room, step out to the Rivercrest's two-car, side entry garage. Finally, exit through a door on the rear wall and out to a concrete walkway that wraps from the rear of the home around to the garage door and driveway.
