CONSTRUCTION DRAWINGS (most plans)
Cover Page. Each home plan features the front elevation and informative reference sections including, general notes and design criteria*, abbreviations, and symbols for your plan.
Elevations. Scaled elevations for the front, rear, and sides are provided. All elevations are detailed and an aerial view of the roof is provided.
Foundations. Foundations are fully engineered for each design, whether slab or basement.
Main Level Floor Plan. The detailed drawings are fully dimensioned for ease of framing. Exterior wall thicknesses vary by plan. If necessary, contact Design Basics to clarify the standard exterior wall thickness for the plan(s) you are interested in.
Second Level Floor Plan. Dimensioned and drafted to the same degree of detail as the main level floor plan*.
Electrical and Sections. Illustrated on a separate page for clarity, the electrical plan shows suggested electrical layout for the main and second level floor plans. Typical wall and stair sections are provided to further explain construction of these areas.
Full technical support is provided to purchasers of each plan to answer your plan-related questions.
*Plans are drafted to meet average conditions and building codes in Nebraska, Ohio, and Texas at the time they are designed (contact us for more information). Because codes and requirements can change and may vary from jurisdiction to jurisdiction, the designers cannot warrant compliance with any specific code or regulation. All plans can be adapted to your local building codes and requirements. It is the responsibility of the purchaser and/or builder of each plan to see that the structure is built in strict compliance with all governing municipal codes (city, county, state, and federal).
Brick and lap siding combine in this traditional house plan. An eye-catching and classic exterior to the Herndon will have neighbors stopping to enjoy a second look. At only 36’ wide this house plan is ideal for construction on a narrow lot.
Tapered columns frame the front covered porch and protect guests from the heat or rain. Stepping inside the entry hall opens to a flex room to the right. This space could be furnished as a den, home office, study or whatever else will suite the homeowners’ needs.
Straight ahead the entry hall opens to the great room which fills the back of the floor plan. Family room, dining room and kitchen blend seamlessly together. For those that enjoy the ambiance and warmth, the family room can be completed with an optional fireplace. The dining room offers accessed to the backyard through a sliding glass door. The kitchen is separated from the dining room by an island which adds to the already ample counter space. In addition to modern appliance’s the kitchen offers a walk-in corner pantry.
Nearby is a mud hall complete with half bathroom, closet, bench, drop zone and access to the attached two car garage.
All three bedrooms are on the second level of this two story house plan. Two of the bedrooms share a full bathroom. The laundry room is also on the second floor in close proximity to the bedrooms. The master suite fills the rest of the second floor. This retreat with cathedral ceilings has a large walk-in closet and private bathroom with separate shower and his-and-hers sinks.
If an additional bedroom is needed or more closet space for the master suite is desired, the Herndon provides an optional fourth bedroom that includes a second walk-in closet for the master suite.
