Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
Craftsman detailing adorns the front of the Oakedale, a one story ranch house plan. The combination of batt and board siding with shingles, stone and shutters will have passersby stopping for a second look.
The recessed front door is framed with a set of slender columns. Stepping inside the entry is cozy with a coat closet to the left and room for a bench to the right. Immediately off the entry is a set of stairs that lead up to the bonus room. This flex space is ideal for growing families and can be used as a play room, a second gathering space or simply just as storage.
Beyond the bonus room staircase the floor plan opens up to the living room. This space is partially separated from the kitchen and dining area creating an open concept living area great for those who enjoy informal entertaining and family living. The living room is bright and spacious. A fireplace is centered between all three rooms allowing the warm, glow to spread through the great room on cold, winter days. The dining area provides access to the backyard. The kitchen completes the great room and offers ample work space, cabinet storage along with an eating bar and wall pantry.
Around the corner from the kitchen is the utility room and access to the homes attached two car garage.
The right side of this one story house plan is filled with the sleeping areas. Two bedrooms are towards the front and share a full bathroom. The owners’ suite fills the back of the bedroom wing. This spacious retreat has a private bathroom with dual vanities and a soaking tub plus a large walk-in closet.
