Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
Electrical Plan: A schematic layout of all lighting, switches and electrical outlets.
Designed to take in sweeping panoramic views, the Lakeview is an ideal vacation home plan. Whether your building lot has a view of the mountains, beach, lake or forest this small house plan will let you continue to enjoy the outdoors even if you must come inside.
The vaulted great room is filled with windows on three sides plus two sets of French doors that extend the living area outside to the wrap-around covered deck. The only separation between the vaulted great room and the dining room is a large, two-sided fireplace. When the sunsets or when winter rolls in, the central fireplace will add warmth and light. The ceiling in the front of the fireplace stretches up two stories towards the second-floor loft. With views to the great room below, the loft can serve as either a second-floor owners’ suite or bunkroom if additional sleeping space is needed.
Back on the first floor, the U-shaped kitchen is extended and brightened by a bay window. Filled with ample counter space and cabinet storage the Lakeview’s kitchen is filled with all of the modern conveniences plus a view! Nestled under the stairs is a streamlined stacking washer and dryer. Sliding doors along the back wall lead to a deck shaded by an arbor with a convenient storage closet on the right. The convenient location of the deck to the kitchen makes this an idea grilling porch or outdoor dining area.
Each of the Lakeview’s bedrooms features walk-in closets and a private bathroom. The suite on the first floor has a slightly smaller bathroom however it features a compartmentalized toilet and tub/shower while the suite on the second floor is an open room with a shower.
