Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
New to plan buying?
A trio of double posts frames the covered porch. This is an ideal place for a porch swing or other patio furniture to relax in and watch the world go by while sipping a beverage. Stepping inside the entry is large enough for a bench to the right while a coat closet is conveniently located on the left.
From the entry the floor plan opens up to the great room. The living room is first and filled with natural light from windows along two walls. The seamless transition from the living room to the dining room or kitchen allows conversations to flow freely and is ideal for those who enjoy informal living. Off the dining room a sliding glass door provides access to the backyard. The comfortable kitchen provides counter space along two sides plus additional work space on the center island. The island also has an eating bar which adds to the available seating while entertaining or serves as a place to serve up snacks or quick weekday meals.
The left side of the floor plan is filled with the sleeping areas. There are three bedrooms and the largest one features a walk-in closet and could serve as the master bedroom. If three bedrooms are not needed, the other bedrooms could be furnished as a home office, guest or hobby room, or whatever else suites the homeowners’ needs. Nearby a closet stores the washer and dryer. There is one full bathroom on the main floor that is shared between the bedrooms and features a walk-in shower and soaking tub.
Back at the entry a set of stairs leads down to the home’s unfinished basement foundation. The basement floor plan can be finished to the homeowners’ preferences and needs, whether that is additional bedrooms, gathering space or recreation room.
