Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
While the Kipling is a one story design, the home is raised up off the street level by a half flight of stairs. A slender post frames the boundary of the covered porch. Inside the entry is designed as an airlock. To the left is a coat closet and if desired there is room for a bench to the right. Passing through the airlock the floor plan opens up to the great room.
The living room is towards the front of the home. With windows along two walls the living room is naturally bright. The popular, great room layout has the living room completely open to the kitchen. Conversations can flow freely between the rooms where there are no walls dividing up the space. The kitchen is filled with modern appliances and offers ample counter space and cabinet storage along with an island and eating bar. The eating bar provides some visual separation between the kitchen and the dining room. With windows along three walls the dining room is nice and bright. Along the back wall between two windows is a door that provides access to the backyard.
This two bedroom home plan has both sleeping areas on the left side of the floor plan. The larger of the rooms serves as the master bedroom. The full bathroom on the main floor is shared with the living area and boasts a large soaking tub and separate shower.
Across the hallway from the bedrooms is a hallway that leads to the homes attached one car garage. Laundry appliances are off this hallway tucked into a closet.
