Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
Eye-catching batt and board siding with stone wainscot give the Erindale 2, a ranch house plan, all of its country charm. Windows trimmed with shutters adds to the curb appeal of this small house plan.
Walking up to the Erindale 2 a cozy front porch provides a sheltered place for guests. Stepping through the front door the entry is designed as an airlock, ideal for those looking to keep the interior of the home a stable temperature. Through the entry airlock the floor plan opens up to an informal and open great room.
To the right is the spacious kitchen. The L-shape layout of the counters provides plenty of work space while the cabinet uppers provide ample storage. In the center is an island with built-in eating bar, adding additional seating while entertaining or a place to serve up some snacks. The dining room and living room are completely open to the kitchen allowing conversations to flow freely between the rooms. At the back of the dining room is a sliding glass door that provides access to the backyard.
Along the back of the living room is a stair case that leads down to the unfinished basement. This lower level can be completed to the homeowners’ specifications and add extra living space, bedrooms, hobby space, or whatever else.
This two bedroom home plan has both sleeping areas on the left side of the floor plan. The larger room at the back of the house could serve as the master bedroom. Both bedrooms share a full bathroom complete with separate walk-in shower and soaking tub. An alcove in the bathroom also houses the washer and dryer.
At a mere 40’-4” wide the Erindale 2 is designed as a narrow lot home design. While this is an ideal footprint for those building on compact urban lots, the Erindale 2 would be equally well suited for construction on property or as a vacation home.
