Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
The Erindale is an idyllic cottage house plan. This charming small home plan is sure to have the neighbors stopping to enjoy whether it is built on a city lot or rural acreage.
Slender posts frame the front door creating a small covered space to shelter waiting guests. Through the front door, the entry is designed as an airlock. A coat closet is conveniently located to the left. On the other side of the airlock the floor plan opens up to the great room. This open concept floor plan is ideal for those who enjoy informal living and entertaining.
The kitchen is up front. The L-shaped counter space provides plenty of work space while the cabinets above add to the storage. An island adds additional counter space plus an eating bar. This is an ideal place to serve up snacks while entertaining or for supervising homework on school nights. The dining room is nearby and has a sliding glass door that provides access to the backyard. The great room is rounded out with the living room.
Just pass the living room a hallway leads to the sleeping areas. This three bedroom house plan has all three sleeping areas on the right side of the floor plan. The larger room is towards the back of the home and can serve as the master bedroom. All three bedrooms share a full bathroom complete with separate shower and bathtub. At the end of the hall is an alcove with the washer and dryer.
Back towards the airlock, a staircase leads down to the unfinished basement. The basement level of this narrow lot house plan provides homeowners the opportunity to grow in the home. The lower level could be finished to provide additional living or recreation space or additional bedrooms.
