Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
New to plan buying?
Passing by the Aldergrove, from the street it appears to be a classic farmhouse plan designed for a sloped lot. However this eye-catching house plan is actually designed for a lot that slopes downhill.
Posts line the cozy, covered front porch. Stepping inside, the foyer features a coat closet to the left and then presents the options to head up to the bonus room or straight ahead to a transverse hallway. This hallway spans the main level and provides access across the first floor.
The back of the first floor is filled with an informal, open concept living area. The large living room has a window rich rear wall perfect for letting in lots of natural light and for enjoying the view off the back of the house. A three-sided fireplace is at the center of the transition to the dining room which has access to the covered deck and is completely open to the kitchen. The spacious kitchen is naturally bright from the bay on the left and is filled with modern appliances. An eating bar separates the kitchen from the dining room and is an ideal spot for quick week day meals or snacks.
Nearby, a pass through laundry room doubles as a mud hall between the main living area and that attached 2 car garage.
This brings us back to the long hallway and at its opposite end is a den/home office, a powder bath, and the master suite. The master suite is a wonderful retreat from the busy day-to-day activities that occur in the rest of the home. Large enough for a sitting area the suite also has private access to the back covered deck. The walk-in closet is actually a pass-through closet with the pocket door on the opposite side opening into the private bathroom. The master bathroom is filled with an oversized shower, soaking tub and dual vanities.
The access for the finished basement is through the laundry room. The basement level is filled with additional storage, three more bedrooms and a play room. One of the bedrooms is actually a full suite complete with private bathroom and would make an ideal guest suite. The other two bedrooms share a compartmentalized bathroom. The play room in the center of the basement could also be furnished as a second living area or hobby room, whatever the home owner desires.
