Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
A unique house plan, the Odessa is sure to be the envy of any neighborhood. With stone and exposed timber accents combined with geometric angles, sloped awnings, and glass railings, this contemporary house plan also has a rustic, farmhouse feel.
The entry into the house leads to an enclosed foyer. With a large walk-in closet, space for a bench, and proximity to a half-bath and laundry room, this space is ideal for shedding dirty layers and keeping the rest of the house clean. Through the internal entrance and slightly left leads to the main living space. The space is open with a line of sight from the kitchen to dining to the living room, but there is still a clear definition between the areas. The kitchen is located at the back of the space with dual refrigerators and ample storage along the back wall. The main kitchen workspace is within the long island with a raised eating bar. The set up feels perfect for those who enjoy food-centric entertaining. The dining room is just beyond the kitchen island and is defined by a bay window to let in warm, natural light. The living room is off the dining room, enclosed by three walls with a large, cozy fireplace as a central focus.
To the left of the kitchen and down a short hall is the entrance to a family room. This large, private room could be used as a media/theater room, a home office, or even a fourth bedroom if need be. With ceilings just over 16-feet and a bay of windows across the top, the room will feel even more spacious and open.
To the right of the kitchen and up a few steps is the entrance to the master suite. Tall, sloped ceilings will make the room feel even more spacious, with bright, natural light flowing in through the windows across the top. The suite includes a walk-in closet, a nook for reading or working, and a private bath. The master bath has a luxurious walk-in shower, spa tub, and dual vanity.
Up another half story from the master suite is two additional bedrooms connected with a jack-and-jill bathroom. Up the remaining half story will lead to a bright, loft-style sunroom. Double doors lead onto a roof-top terrace with a beverage bar and built-in garden beds. Everybody will want an invite to a garden party hosted in this unique space.
