*Plans are drafted to meet average conditions and building codes in Nebraska, Ohio, and Texas at the time they are designed (contact us for more information). Because codes and requirements can change and may vary from jurisdiction to jurisdiction, the designers cannot warrant compliance with any specific code or regulation. All plans can be adapted to your local building codes and requirements. It is the responsibility of the purchaser and/or builder of each plan to see that the structure is built in strict compliance with all governing municipal codes (city, county, state, and federal).

The welcoming covered front porch is lined with slender columns. Stepping through the front door the entry is blended into the family room. To the right there is room for a bench and coat hook if desired.
The family room is open to the dining room and kitchen creating an open great room. The Frahm Place offers homeowners and builders the option of including a fireplace, which if constructed is sure to be the center of attention on cold winter evening. The dining room is centered in the great room. A set of barn doors off the dining room open to a pocket office which would also make an ideal study nook. At the back of the great room is the kitchen. The L-shaped counter space provides plenty of workspace in addition to the central work island with built-in eating bar.
Accessed off the kitchen is a closet that contains the washer and dryer. Through a cased opening a short hallway leads past the walk-in pantry and turns into a mud hall. A convenient coat closet is nearby along with a drop zone and access to the attached two car garage.
The rest of the main floor plan is filled with a guest apartment. With separate access from the side and back the apartment has not connection to the rest of the home. The guest apartment or in-law quarters offer a cozy great room with kitchen, full bathroom, bedroom and small mud hall with a laundry closet and drop zone.
Back in the main house, the sleeping areas are all on the upper level of this two story house plan. The owners’ suite is decorated with a tray ceiling and has a private bathroom with dual vanities and a large walk-in closet.
The two additional bedrooms share a second full bathroom on the upper level. One of the bedrooms has access to a balcony overlooking the front yard.
