*Plans are drafted to meet average conditions and building codes in Nebraska, Ohio, and Texas at the time they are designed (contact us for more information). Because codes and requirements can change and may vary from jurisdiction to jurisdiction, the designers cannot warrant compliance with any specific code or regulation. All plans can be adapted to your local building codes and requirements. It is the responsibility of the purchaser and/or builder of each plan to see that the structure is built in strict compliance with all governing municipal codes (city, county, state, and federal).

The combination of batt and board siding along with shingle accents create an eye-catching exterior to the Craftsman house plan, Ruby Springs. This two story home plan is sure to have neighbors stopping to admire.
The recessed front door is sheltered from the elements. Stepping inside the entry is roomy enough for a bench next to the coat closet. Nearby is the study which could be furnished as a home office, media or guest room.
From the entry, through a cased opening, the back of the floor plan opens up to a great room. The family room is richly windowed and features a fireplace that can be enjoyed throughout the great room. The seamless transition to the dining room means that conversations can flow easily between the different rooms. From the dining room a sliding glass door opens to the back deck. An island separates the kitchen from the dining room while adding additional seating with its built in eating bar. Filled with modern appliances, the kitchen offers plenty of counter work space and cabinet storage plus a walk-in pantry.
Beyond the kitchen is a mud room with lockers and access to the attached, two car garage. For those with additional vehicles, the Ruby Springs has the option of being constructed with a third bay.
This four bedroom home plan has all of the sleeping areas on the second floor. Those who prefer the laundry room near the bedrooms will be delighted that the washer and dryer are also on the second floor.
The owners’ suite fills the left side of the second floor plan. This retreat has a large walk-in closet plus private bathroom complete with separate shower, soaking tub, twin sinks and private toilet.
If constructed without the third bay this home is an ideal choice for those building on narrow lots since it is only 40’ wide.
