Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
New to plan buying?
Batt and board and shingle siding combine to create a rustic and charming exterior to the Briardale, a two story Craftsman house plan. A large covered front porch adds a welcoming touch and also serves as a great place to sit and enjoy watching the world go by.
A short flight of stairs brings you from the street to the front door. Inside the foyer is large enough for an entry bench. Just around the corner from the entry is the master suite. The comfortable suite is large enough for a small sitting area and features two closets, one of which is a walk-in closet, along with a luxurious private bathroom. Complete with dual vanities, a soaking tub, walk-in shower and private toilet.
Back out a the entry hall the floor plan opens up to a large great room that fills the back of the home. On the left is the kitchen with countertops on two sides and ample cabinet storage the kitchen also boasts a center island with eating bar and access to the back yard. Completely open to the kitchen is the dining room that features a banquet along the rear wall. The living room completes the great room and fills the right side of the back of the home and features a fireplace that can be enjoyed throughout the great room.
Around the corner from the living room is a series of short staircases. The first set of stairs leads up to a landing with coat closet, laundry room and access to the attached two car garage. From there the stairs continue up to the second floor that features a den and two additional bedrooms. The largest of the bedrooms could be outfitted as a bunkroom if sharing a room fits in the family’s lifestyle. Each of the bedrooms has a step-in closet and shares the full compartmentalized bathroom complete with shower and tub.
The third set of stairs leads down to the homes basement foundation. This space is unfinished and can be completed to the homeowner’s preference. Whether that is additional bedrooms, more living space or some room for hobbies the basement provides the homeowner with flexibility to complete the Briardale floor plan to make this house plan truly feel like home. When it comes to small house plans, flexibility is key and the Briardale is a floor plan filled with possibilities.
