*Plans are drafted to meet average conditions and building codes in Nebraska, Ohio, and Texas at the time they are designed (contact us for more information). Because codes and requirements can change and may vary from jurisdiction to jurisdiction, the designers cannot warrant compliance with any specific code or regulation. All plans can be adapted to your local building codes and requirements. It is the responsibility of the purchaser and/or builder of each plan to see that the structure is built in strict compliance with all governing municipal codes (city, county, state, and federal).

A trio of materials blend to create the eye-catching façade to the Flockhart, a Craftsman house plan. Tapered columns frame a welcoming front porch, an ideal location for a porch swing or set of chairs.
Stepping inside the entry ceiling soars upwards. The 18’ tall ceilings create a sense of grandeur to the roomy entry. If desired, a bench and coat rack would fit neatly on the left. To the right, an opening leads to the Flockhart’s formal dining room. The dining room is out of sight from the kitchen and offers enough room for a hutch or buffet.
Back at the entry, a door to the left leads to the master bedroom. This retreat is naturally bright and features tall ceilings plus a private bathroom and large walk-in closet. The master bathroom is luxuriously appointed and features twin sinks, soaking tub and walk-in shower.
The back of the floor plan is filled with the informal gathering space. The great room layout is ideal for relaxed family living. The great room is naturally bright and spacious. Centered along the rear wall is a fireplace which is sure to be the center of attention on cold winter nights. Traveling to the right, the great room continues into the dinette. This informal dining area is great for quick, week day dinners or informal gatherings. The kitchen completes the great room. The C-shaped room offers counter space along three walls with a pantry in the corner. A peninsular eating bar is the boundary between the kitchen and the dinette.
Off the dinette an opening leads to the mud hall. Outfitted with a coat closet and drop zone the mud hall acts as a buffer between the main living area and the outside. This space can sort muddy shoes and sports equipment. Accessed from the mud hall is the Flockhart’s laundry room and attached two car garage.
This two story house plan has all three secondary bedrooms on the upper level. One of the bedrooms boasts a walk-in closet and would make a great guest bedroom. All three bedrooms share a full bathroom.
If additional space is needed, there is optional storage space that can be finished over the garage.
