Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
New to plan buying?
The stylish modern house plan, the Grandmont, may look modest from the front, but the deceptively long floorplan contains ample space for a large, growing family with plenty of added amenities. The bonus of the floorplan is that the footprint will easily fit on many lots, even narrow lots, without sacrificing any floor space.
The sharp, geometric angles and the vertical siding give the exterior a very updated, pleasing look that is sure to stand out. The front door is nestled under a welcoming front porch and leads to a foyer with a pass-through coat closet. The functional coat closet is also accessed from the other side at the entrance into the house from the two-car garage.
To the left of the foyer is an open, flowing living space. Starting with the kitchen, this area is well thought out with plenty of storage and room for a breakfast table. The kitchen space is separated from the dining room by a kitchen island with an eating bar. The dining room then flows easily into the living room at the back of the house. Two-story, cathedral ceilings define the living room space. Abundant natural light will flood the space through the tall windows and the fireplace will bring warmth and relaxation. If more sunlight is desired, a sunroom is accessed just off of the living room through elegant double doors.
On the other side of the main floor is the master suite. The master suite has private access into the sunroom as well as a master bath. The master bath has private access through a hallway of closet space but is also shared with the main living space.
At the top of the stairs just off the dining room is a loft-style den open to the living room below. This can take advantage of the light and warmth from the living room and would make a great work or relaxation space. Also upstairs are two additional bedrooms, a full bath, and a bonus living space.
