The layout of the entry provides privacy to the living area beyond. A set of columns marks the transition of the foyer to the living room. The living room, kitchen and dining room are blended as one open great room. With little separation between the rooms conversations can flow freely. A double set of windows frame the fireplace in the living room which can also be enjoyed throughout the great room. The kitchen is spacious and offers ample counter work space and cabinet storage. A center island features an eating bar and adds some separation between the living and dining rooms. The dining room is richly windowed and has enough room for a corner hutch or buffet. Along the rear wall a sliding glass door opens to the back covered patio.
Between the kitchen and the living room an opening leads to the laundry room. The pass-through design of the laundry room allows it to act as a mud hall between the living area and the Westbrook’s attached two car garage.
This three bedroom house plan has all three sleeping areas ground in the back of the floor plan. The two secondary bedrooms share a full bathroom with a compartmentalized layout, a pocket door separates the toilet and shower from the vanity.
The master bedroom is a spacious retreat. It offers a large walk-in closet and private bathroom complete with separate shower and soaking tub, dual vanities and private toilet. The master suite also has a sliding glass door that provides private access to the back covered patio.
For those building on smaller lots, the narrow lot design of the Westbrook makes it a great home plan to consider. At only 36’ wide this small house plan can fit on many city lots.
