Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
Charming window shutters grace the front of the Baker, a farmhouse plan that is sure to fit in wonderfully wherever it is built. A solider row of slender posts define the covered front porch and frame the front door.
Stepping inside the foyer is designed as an airlock. This is ideal for those living in areas where outside temperatures vary greatly keeping the core of the home a consistent temperature. Windows in the airlock keep the entry feeling welcoming and bright.
Through the airlock, the floor plan opens up to an entry hall with a large coat closet. To the left is the dining room that is decorated with exposed beams on the ceiling, continuing the farmhouse feel inside. The same ceiling treatment is seen in the living room. The back wall of the living room is filled with windows keeping this space bright and airy feeling. A two sided fireplace is shared between the living room and the breakfast nook. The large kitchen offers plenty of counter space and cabinet storage in addition to the island with eating bar. At the back of the dine-in kitchen is access to a small covered porch that could be used for summer grilling.
The first floor plan is rounded out with a laundry room with exterior access, a half bathroom and access to the attached one car garage.
Back at the entry hall, a staircase sweeps up to the second floor. This three bedroom house plan has all of the sleeping areas on the upper level. The master suite is a bright and spacious retreat. Features include a walk-in closet and private bathroom complete with dual vanities, private toilet, and soaking tub.
From the street the Baker appears to be a one story home design, however the second floor is built-in to the roof taking advantage of the additional space. This one and a half story house plan is sure to be a favorite of homeowners’ and builders alike.
