Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
New to plan buying?
Slender posts frame the front door that opens to a foyer with a coat closet on the right and room for a bench on the left. Passing through the opening to the left is a home office, ideally located by the front door. If the office is not needed, this room could be outfitted as a den, library or hobby room. Across the hall from the office is a powder bath and laundry room.
Straight through the foyer the floor plan opens up to the great room. Kitchen, dining room and living room are all one large space. The kitchen is surrounded by counter space and cabinet storage on two sides and is separated from the dining and living rooms by the center island complete with eating bar. The dining room runs along the back of the kitchen and has a sliding glass door that accesses the back deck. The great room is completed with the living room which is nice and bright from the windows that grace the back wall.
From the living room the stairs winds up to the second floor where all three bedrooms are located. The largest of the bedrooms could serve as the master bedroom and features a walk-in closet. The bathroom on the upper floor is shared by all three bedrooms and is complete with dual vanities, separate shower and a soaking tub.
Back on the main floor, another set of stairs leads to the unfinished basement foundation. This space provides homeowners’ the opportunity to grow and add spaces as their lifestyle changes. The basement could be finished with additional gathering space, hobby rooms or more bedrooms.
