This plan features a spacious kitchen with ample storage and a large 10 foot long kitchen peninsula which comfortably seats four. The pantry includes an appliance bar to keep your coffee maker and other counter appliances tucked away yet easily accessible. The dining area is enhanced by a 72 inch wide recessed electric fireplace with a recessed swivel mount television above. The optional vaulted ceiling in the living room and kitchen rises to 13 feet 1 inch at the center. The pocket doors leading into the primary suite and office can either be closed for privacy or left open to provide great sightlines through the large 5 feet 4 inch wide openings. The modern walk-in shower in the primary bathroom provides both easy access and eliminates the maintenance required by glass doors. Measuring over 6 feet 6 inches from end to end, the shower accommodates dual shower heads and a built-in bench. The primary ensuite also includes a dual sink vanity and large walk-in closet with an optional laundry chute. The pocket door in the hallway can be closed to provide a private bathroom ensuite for guests. This design also features a covered front porch and a mudroom/laundry room complete with a linen cabinet, a coat closet and a large mechanical closet. An extra deep double garage is located off of the mudroom.

What's Included in a Plan Set?
Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
• Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
• Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
• Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing
fixtures, beams, ceiling heights, etc.
• Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and
details.
• Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is
a basement, a basement plan is included which shows all basement details.
• Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
• Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
• Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation,
and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed
throughout the prints.
• Electrical Plan: A schematic layout of all lighting, switches and electrical outlets.
