*Plans are drafted to meet average conditions and building codes in Nebraska, Ohio, and Texas at the time they are designed (contact us for more information). Because codes and requirements can change and may vary from jurisdiction to jurisdiction, the designers cannot warrant compliance with any specific code or regulation. All plans can be adapted to your local building codes and requirements. It is the responsibility of the purchaser and/or builder of each plan to see that the structure is built in strict compliance with all governing municipal codes (city, county, state, and federal).

Farmhouse inspired Cumiskey is a cottage house plan that is sure to be at home in any neighborhood. The one story layout of this small house plan is sure to make it a favorite of homeowners and builder alike.
Tapered columns with stone bases frame the covered porch which is large enough for a porch swing or a set of chairs. The front door is recessed from the covered porch providing guest additional shelter from the summer heat or winter rain.
Inside the entry hall is spacious. To the left a cased opening leads to the master bedroom. With 10’ ceilings the master bedroom feels like a retreat. The master bedroom boasts a private bathroom and a large walk-in closet.
Continuing down the entry hall there is an optional display niche on the left with ample room on the right to display any art.
The floor plan opens up to the great room that fills the back of the home plan. The family room has 10’ ceilings and is naturally bright from the bank of windows along the back wall. There is also a fireplace that can be enjoyed throughout most of the great room. The transition from the family room to the kitchen is seamless with only an island providing some visual separation between the rooms. The kitchen is filled with modern appliances and also features an eating bar built into the island. The dining room completes the great room and offers access to the optional covered patio.
Off the kitchen an opening leads to the small mud hall. Washer and dryer are tucked away in a closet with a bench and additional storage on the opposite side. There is also access to the Cumiskey’s attached two car garage.
The secondary bedrooms in this three bedroom home plan are nicely separated from the master bedroom. Accessed off the dining room, these bedrooms share a full bathroom.
At only 40’ wide the Cumiskey is designed with narrow building lots in mind. Making it a great house plan to consider for those building on smaller city lots or are looking for a home with a cottage retreat feel.
