Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
New to plan buying?
Simple yet charming is the impression left by the Brewster design, a small farmhouse plan. This two bedroom home plan is equally well-suited for construction in a subdivision or on property and can be lived in year round or used as a vacation home.
The large covered porch is raised a half flight of stairs up from the street level. The porch is large enough for a porch swing or other outdoor furniture. Inside the foyer is spacious. Immediately to the left a short set of stairs lead down to the attached one car garage. Back at the entry, a coat closet is to the right just as the foyer opens up to the hallway that traverses the home.
To the right, the floor plan is filled with gathering space. Designed as a great room, the kitchen, living room and dining room are all open to one another. This informal layout is ideal for those who prefer casual entertaining or relaxed family living. The living room is towards the front of the home with a large picture window that looks out over the front yard. Off the dining room, a door leads to the backyard where entertaining can flow outdoors on nice summer evenings. The kitchen is well-appointed and features a center island with eating bar.
The left side of the floor plan is filled with two bedrooms. The larger room is the master bedroom. Both bedrooms share a full bathroom with the rest of the home. The bathroom features twin sinks, soaking tub and separate shower.
Nearby is a small laundry room with additional cabinet storage.
At a mere 45’ wide, the Brewster is designed to fit on a narrow lot making it an ideal plan to consider for those building in the city.
