Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
A half flight of stairs up to the covered front porch brings you to the front door. The double doors open to the foyer with a convenient coat closet on the left, access to the attached one car garage on the right, and a set of stairs straight ahead. The split entrance has the stairs to the right leading down to the unfinished basement and the stairs to the left leading up to the main living area.
The unfinished basement foundation offers lots of flexibility for homeowners to finish this space to fit their needs and lifestyle. Whether the need is additional bedrooms to the two bedroom floor plan or more places to entertain the basement allows the Urbania to adjust. The suggested layout provides three additional bedrooms, a full bathroom and an extra living room along with some additional storage.
Back at the foyer, the main floor is another half a flight up. At the landing, a door to the left opens to one of two bedrooms on this floor. Straight ahead the floor plan opens up to a great room. The kitchen, dining room and living room have no visual separation making this an ideal layout for those who enjoy informal living and entertaining. Counters run along two walls of the kitchen offering ample counter space and cabinet storage. An island with eating bar helps to provide some separation between the kitchen and the dining space.
Along the back wall of the dining area is a sliding glass door that leads to the backyard. Opportunities for outdoor living are only limited by the homeowners’ imagination. An expansive patio or deck off the back would extend the living outside during favorable weather.
Passing through the living room, a short hallway leads to the larger of the two bedrooms plus a full bathroom. The bathroom is shared between the bedrooms and the living space and features a separate shower, soaking tub, single vanity, toilet and a closet with the washer and dryer.
