Second Floor Ceiling Height Variation = 7'-2" up to 12'-3"
Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
New to plan buying?
The Joshua 2 is a bold modern house plan that is sure to catch the eye of those passing by. The main floor is raised off the street level by a half flight of stairs. The elevated front porch is an ideal place for outdoor furniture.
Inside, the foyer is designed as an air lock with the ability to be closed off from the living area adding to the privacy and efficiency of the home. The foyer is large enough for a bench and offers a coat closet to the right. Beyond the pocket door that separates the foyer from the rest of the home, the floor plan opens up to the great room.
Living room, dining room, and kitchen are informally arranged and all open to each other. The living room is richly windowed with a view out the front of the home. Behind the living room is the dining room with a sliding glass door that accesses the terrace in the back yard. The island provides some separation between the kitchen and the dining room while adding to the informal seating available with the built-in eating bar. The kitchen is comfortable and boasts a generous sized walk-in pantry.
Off the dining room a short hallway leads beyond the main floor bedroom. If two bedrooms are not needed, this room can be furnished as a home office, den, study or whatever else suites the homeowners’ lifestyle. At the end of the hall, a set of stairs leads up to the second floor.
The master suite is on the second floor and boasts a sloped ceiling that soars up to 12’-3” tall. In addition to a soaring ceiling the master suite has a private bathroom with dual vanities, a walk-in closet, and private balcony large enough to set up as an outdoor living area.
Back on the main floor a sliding door in the living room separates the gathering space from the hallway that leads to the laundry room, attached one car garage, and basement staircase. The basement level offers homeowners’ the opportunity to grow with a suggested layout that provides another full bathroom and additional bedrooms.
