CONSTRUCTION DRAWINGS (most plans)
Cover Page. Each home plan features the front elevation and informative reference sections including, general notes and design criteria*, abbreviations, and symbols for your plan.
Elevations. Scaled elevations for the front, rear, and sides are provided. All elevations are detailed and an aerial view of the roof is provided.
Foundations. Foundations are fully engineered for each design, whether slab or basement.
Main Level Floor Plan. The detailed drawings are fully dimensioned for ease of framing. Exterior wall thicknesses vary by plan. If necessary, contact Design Basics to clarify the standard exterior wall thickness for the plan(s) you are interested in.
Second Level Floor Plan. Dimensioned and drafted to the same degree of detail as the main level floor plan*.
Electrical and Sections. Illustrated on a separate page for clarity, the electrical plan shows suggested electrical layout for the main and second level floor plans. Typical wall and stair sections are provided to further explain construction of these areas.
Full technical support is provided to purchasers of each plan to answer your plan-related questions.
*Plans are drafted to meet average conditions and building codes in Nebraska, Ohio, and Texas at the time they are designed (contact us for more information). Because codes and requirements can change and may vary from jurisdiction to jurisdiction, the designers cannot warrant compliance with any specific code or regulation. All plans can be adapted to your local building codes and requirements. It is the responsibility of the purchaser and/or builder of each plan to see that the structure is built in strict compliance with all governing municipal codes (city, county, state, and federal).
The Frahm Cottage is a Craftsman house plan that is sure to have the neighbors stopping for a second glance. Stone wainscot combined with horizontal lap siding and shingles creates a classic, yet popular façade.
Taped columns frame the front door, creating a covered porch which provides guests with shelter. Stepping inside the entry is completely open to the family room. To the right, there is room for a bench and coat rack if desired.
The family room is completely open to the dining room and kitchen creating an open great room. For those that enjoy the ambiance of natural heating, this plan has an optional fireplace. The dining room is centered between the family room and kitchen. Off to the right through a set of barn doors is a pocket office which could also be used as a study nook. The kitchen completes the great room and provides plenty of work space and cabinet storage. A center island adds an eating bar and a walk-in pantry is nearby. Off the kitchen is access to the backyard and the Frahm Cottage provides an optional deck or patio off the kitchen. In a closet are the washer and dryer.
Through a cased opening off the kitchen a short hall leads to the walk-in pantry and mud hall complete with drop zone, providing access to the attached two car garage.
The main floor plan is completed with the guest or in-law apartment that fills the back of the home. With two separate, private entrances the guest apartment provides a cozy great room with kitchen, a full bathroom, bedroom and mud hall with laundry appliances and drop zone.
This two story house plan has all of the sleeping areas on the upper level. The owners’ suite is embellished with a tray ceiling and has a private bathroom and large walk-in closet. The two additional bedrooms are nearby and share the second full bathroom on the upper floor.
