Each plan set is drawn at 1/4"=1' scale and includes the following drawings:
Artist's Rendering: An artist's drawing of the home, usually viewed from the front, and general construction notes.
Elevations: Shows the front, sides, and rear, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows placement and dimensions of walls, doors, & windows. Includes the location of appliances, plumbing fixtures, beams, ceiling heights, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details.
Floor Framing Plan (if any): Shows location and spacing of floor joists and supporting walls or beams.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc.
Section & Details: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation. Specific details such as fireplaces, stairways, decks, etc. are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
Electrical Plan: A schematic layout of all lighting, switches and electrical outlets.
Even with its small footprint, the Ann Arbor feels spacious. The open, great room style living area is tucked into the back of the home and is bright and airy. This feeling is created from a combination of the richly windowed rear wall and vaulted ceilings. The back patio is accessible through a sliding glass door in the nook. During bright summer days, this would be a wonderful outdoor dining area. Centered in the family room is a fireplace which serves to keep the Ann Arbor warm and bright through the darker winter months.
Built into the kitchen island are the dishwasher and sink. Along the back of the island is an eating bar which serves as a great place to serve snacks or a light meal. A step-in pantry is tucked into the corner and adds a generous amount of storage. Beyond the nook, a door leads to the pass-through utility room. This set up allows the utility room to function as a mud hall to keep dirty shoes and clothes out of the main living area. On the other side of the utility room is the Ann Arbors attached, two car garage.
The master suite is separated from the other two bedrooms in this three bedroom home plan. Access just off the family room, the owners' suite boasts private access to the back patio along with a large walk-in closet. The other bedrooms are towards the front of the home and share a two-section bathroom complete with dual vanity. The front-most bedroom has a vaulted ceiling and could be outfitted as a den or home office if a third bedroom isn't needed.
As a one-story home plan, the Ann Arbor is a great plan for those considering a design that will allow them to age-in-place.
